It also carries a lot of older housing stock, which means older concrete — slabs that have been in the ground for decades and have generally been coated, painted or sealed at least once before we see them.

The valley heat then decides what goes back on. Summer here is long and genuinely hot, and a dark finish on an exposed patio or pool deck is a mistake you feel for four months of the year. We steer accordingly.

How much difference does color make in the Hemet heat?

A great deal, and more here than in most places we work. The valley gets a long, hot summer with little relief. A light, textured finish on an exposed patio or pool deck stays usable through August in a way a dark one simply does not.

Do you have to tear out my old concrete first?

Almost never. Outside concrete rarely goes bad — it just gets ugly. An overlay goes straight over what is there, which avoids all the damage and cost that comes with removing a slab.

What about the cracks in my patio?

We can work them into the design. Laid into a stone-like pattern, a crack stops reading as a flaw and becomes part of the joint line.
