Concrete Coatings in El Cajon, CA
David Paul Foster Co. applies and services coatings throughout El Cajon, from the older downtown streets out into the surrounding valley and foothills.
Coatings built for El Cajon homes.
El Cajon sits in a valley ringed by hills east of San Diego, and that bowl traps heat — it is reliably one of the warmer places in the county. Combined with a lot of mid-century housing, that means older concrete that has taken decades of real sun.
The valley setting is the local factor worth knowing. Ringed by hills and set well back from the coast, El Cajon holds summer heat in a way the coastal cities do not, and its concrete has aged accordingly.
That combination — older slabs and genuine heat — puts a lot of El Cajon work in the removal-then-resurface category. Mid-century concrete here has usually been sealed, painted or coated at some point, and that history needs dealing with before anything new goes down.
What we run into in El Cajon
The good news is that the slabs themselves are typically sound. Concrete from this era around El Cajon rarely needs replacing; it needs the accumulated surface history taken off and a properly specified finish put back on.

Concrete Coatings in El Cajon, questions
Is it really hotter here than the rest of San Diego County?
Reliably so. The valley is ringed by hills and set well back from the coast, so it holds heat that coastal areas shed. It matters for finish and color selection — El Cajon exterior work should be specified more like inland Riverside County than like the beach cities.
There are layers of old paint and sealer on our patio. What now?
It comes off. Coating over a failing coating simply repeats the failure in a new color. Removal is a service in its own right for us, so stripping decades of accumulated history back to sound concrete is routine rather than an obstacle.
Is sixty-year-old concrete worth keeping?
Usually, yes. Mid-century concrete around El Cajon is generally sound — what has aged is the surface and whatever has been applied to it over the years. That is a resurfacing job, and it costs a fraction of replacement.

Questions to Ask a Concrete Coating Contractor Before You Sign
Two bids for the same garage floor, patio or pool deck can be far apart, and the difference is usually in work you will never see once the coating is down. These are the questions that show what you are actually being quoted for.

A service bay floor takes oil, fluids, hot tires, jacks and dropped tools every working day. Here is what that does to bare concrete and thin coatings, and what a shop floor needs to last.
Read the guide →Will the Cracks Come Back Through a New Coating or Resurfacing?
Cracks are the most common worry with a garage floor, driveway or patio that is about to be coated or resurfaced. Whether they come back depends less on the coating than on what kind of crack it is. Here is how to tell.
