A garage floor is the job homeowners most often try in a weekend and most often call us about a year later. The kits are not the problem in themselves — the problem is that they are sold with a bottle of etch and no grinder, and etching does not open concrete the way diamond tooling does.
We grind first. Then the oil comes out, the cracks get chased and filled, and the system goes down over a surface it can actually hold onto. It is the difference between a floor that looks good in the photographs and one that still looks good when you sell the house.

A garage takes hot tires, dropped tools, oil, solvent and a car parked in the same two spots for years. That is a harder life than most interior floors and it is worth building for rather than decorating for.
So the specification follows the use. A working shop gets a heavier build and a tougher topcoat than a garage that mostly stores a car. Our own crews do the work — the same people from the grind to the final coat — and it is backed by five years on material and one year on labor.

Garage Floor Coatings questions
My garage floor has years of oil stains. Is it too far gone?
Almost certainly not. Oil sits in the top of the slab and comes out with degreasing and mechanical grinding — that is routine work, not a problem. What we look for on the estimate is whether it has soaked deep enough to keep bleeding back, which is rare and which we would tell you about before you committed to anything.
What is hot-tire pickup and will it happen to mine?
It is when a hot tire bonds to a coating and lifts it off the floor when you pull out. It happens to coatings that never bonded properly in the first place — thin roll-on kits over sealed concrete are the usual culprits. A ground and properly bonded system does not do it.
Flake or solid color?
Flake hides dust, tire marks and small imperfections in the slab, and it gives you grip underfoot, which is why most garages get it. A solid color with a clear coat looks sharper and shows off a car better, and it suits a display or hobby garage. We will show you both against your own light before you pick.
Can I park on it straight away?
No — and anyone who tells you otherwise is setting the floor up to fail. Foot traffic comes back well before vehicles. We give you the actual return-to-service dates for the system on your floor and for the weather that week, and they are worth waiting out.
