Garage Floor Coatings done right, the first time, in San Diego.
Flake and solid-color garage floors that survive hot tires, oil and years of use. We work San Diego from the older coastal neighborhoods inland to the canyon-edge developments, with our own crew on every job — no subcontractors, no surprise charges, and one number to call from the first estimate to the finished concrete coating.
We apply garage floor coatings across San Diego and the surrounding area, including Chula Vista, El Cajon, Mira Mesa, Escondido.
What's included
- Diamond-ground before coating, every time
- Flake, solid epoxy or stained finishes
- Oil stains and hot-tire pickup dealt with at the prep stage
- Single bays, three-car garages, workshops and hobby spaces
- Old peeling coatings removed rather than covered over
- Five years on material, one year on labor
Built for San Diego homes.
San Diego brings something none of our inland cities do: salt air. Coastal and near-coastal concrete lives with marine moisture and airborne salt, and both change what a coating has to cope with. Inland San Diego neighborhoods behave more like the valley cities we know well.
That argues for systems with genuine moisture tolerance and for taking slab moisture testing seriously before coating, particularly on older properties and anything on a canyon edge where drainage is complicated.
Further inland — Scripps Ranch, the eastern neighborhoods — the conditions ease back toward what we deal with every day, and the specification follows.

Garage Floor Coatings in San Diego, questions
How far into San Diego County do you come?
Across most of it — the city itself, the North County coastal cities, and inland out to El Cajon and Escondido. It is a longer run from Wildomar than our Riverside County work, so we schedule San Diego jobs in sensible groups.
My garage floor has years of oil stains. Is it too far gone?
Almost certainly not. Oil sits in the top of the slab and comes out with degreasing and mechanical grinding — that is routine work, not a problem. What we look for on the estimate is whether it has soaked deep enough to keep bleeding back, which is rare and which we would tell you about before you committed to anything.
What is hot-tire pickup and will it happen to mine?
It is when a hot tire bonds to a coating and lifts it off the floor when you pull out. It happens to coatings that never bonded properly in the first place — thin roll-on kits over sealed concrete are the usual culprits. A ground and properly bonded system does not do it.

Epoxy, paint, sealer, mastic and thinset each come off concrete differently. Pick the wrong method and you lose days or damage the slab. Here is how the choice gets made.
